Why rent with Stay®

A brokerage that works for the tenant, not just the deal.

RERA-registered

Clean, compliant tenancies.

Contracts and Ejari handled to RERA standards, deposits and fees set out clearly upfront. No grey areas, no surprises at signing.

Honest advice

Terms that suit you.

We advise on cheques, rent-free periods and renewals based on real market data, so you negotiate from a position of knowledge, not guesswork.

For landlords too

Let, or switch to short-term.

We appraise, market, vet and let your property, and if you ever want higher returns, the same team can take it live as a short-term rental under one roof.

Be move-in ready

What you’ll need to lease in Dubai.

Have these ready and a tenancy signs in days, not weeks. We check every document before anything is signed, so nothing surfaces late.

Tenants

  • Passport, UAE visa and Emirates ID
  • Cheques as agreed in your offer, plus the refundable security deposit
  • Company documents, if leasing under a company

Landlords

  • Passport, visa and Emirates ID
  • Title deed, Oqood or SPA (with payment certificate)
  • Signed NOC where the title deed carries more than one name
  • At handover: final DEWA statement and the cancelled Ejari

Lease Assist

Move-in day is not just keys. We coordinate the developer, building management, gas and chiller registrations so the utilities work when you walk in, not a week later.

FAQ

Questions renters and landlords ask

How is rent paid in Dubai?

Annual rent is usually paid in one to four cheques, agreed with the landlord. Fewer cheques often means a better rate. We help you negotiate terms that work for your cash flow.

What is Ejari and do I need it?

Ejari is the official registration of your tenancy contract with RERA. It is required for visas, DEWA connection and more. We handle the registration as part of the let, so it is done properly.

What deposit and fees should I expect?

Typically a 5% security deposit (10% for furnished), a 5% agency fee, plus DEWA and Ejari. We set this out clearly upfront so there are no surprises at signing.

Can I rent before my residence visa is finalised?

Often yes. Requirements vary by landlord and building. Tell us your situation and we will match you to properties and landlords that fit it.

I want to let my property. How does it work?

We appraise the rent against real market data, market the property, vet tenants, prepare the tenancy and register Ejari. And if you ever want to switch to short-term rental, the same team can take it live as a holiday home.

How fast can I move in?

For a ready unit with paperwork in order, you can often move within a few days. We keep the contract, Ejari and handover moving so you are not left waiting.
